Nick Ortbals is a Kansas City REALTOR® and co-founder of KC Home Collaborative, a real estate team with Keller Williams KC Metro serving buyers, sellers, and investors across both sides of the state line — Johnson and Wyandotte Counties in Kansas, and Jackson, Clay, and Platte Counties in Missouri.

Real estate transactions rarely fall apart over big dramatic problems; they fall apart over a missed date, a vague term, or a document nobody checked. Nick's job is making sure that never happens to his clients. That discipline also keeps every transaction firmly inside the lines of Kansas and Missouri real estate law and the ethical standards of the REALTOR® Code of Ethics — protection his clients feel most when something goes sideways and the paperwork holds.

He and his partner, Steven Jennings, built KC Home Collaborative around a simple premise: start with what the client is actually trying to accomplish, then work backward to the real estate that gets them there. Sometimes that means buying. Sometimes it means waiting, renovating what they already own, restructuring financing, or buying something different than they first imagined. The house is the tool, not the goal.

That approach extends to their own portfolio. Together Nick and Steven operate Linea Stays, a boutique furnished-rental brand in Kansas City, and Eaton Street Holdings, their real estate investment and property-management company — acquiring, renovating, furnishing, and operating rental property across the metro. Investor clients get advice from people who have signed the loan, managed the rehab, and run the property.
